AllianceTexas Celebrates 35th Year with $120 Billion in Economic Impact

AllianceTexas, a 27,000-acre master-planned development in north Fort Worth, has reached its 35th year with an impressive $120 billion in economic impact. According to Insight Research Corp.'s annual economic impact report, AllianceTexas has generated an estimated $119.8 billion in regional economic impact over the past three and a half decades, with over $9.84 billion created in 2023 alone.

The success of AllianceTexas can be attributed to its innovative public-private partnership model, with total investment surpassing $15.2 billion in 2023, of which $14.1 billion came from the private sector. Public investment in the project has reached $1.1 billion, representing a 13-to-1 private-to-public-dollar investment multiple. Additionally, the development has contributed over $3.8 billion in total taxes paid to local public entities.

Fort Worth Mayor Mattie Parker commended AllianceTexas, stating, "AllianceTexas remains a constant powerhouse and sets the standard in our region and nationally for providing companies with innovative resources and opportunities for growth while also creating an environment that offers an array of outstanding housing options and lifestyle amenities."

AllianceTexas is home to 574 companies and has built 58 million square feet of office, retail, and industrial space since 1989. The development serves as a corporate base for iconic brands such as Amazon, FedEx, BNSF Railway, Meta, Charles Schwab, Fidelity Investments, Deloitte, and UPS.

Mike Berry, president of Hillwood, the company behind AllianceTexas, highlighted the transformative philosophy that has fueled its success, stating, "AllianceTexas continues to be a sustainable economic engine for the state of Texas, creating thousands of jobs while serving as a corporate base to some of the world's most iconic brands."

One of the key factors contributing to AllianceTexas's economic impact is its focus on transportation and innovation. The development offers access to multiple modes of transportation and incorporates the latest technologies to ensure uninterrupted supply chains and on-time deliveries. The Alliance Westport sector, for example, features over 15 million square feet of developable next-generation distribution facility space designed to be fully integrated with a smart-infrastructure platform.

Recently, Southwire, a leading manufacturer of wire and cable, chose to expand its operations in AllianceTexas, leasing 1.18 million square feet at Alliance Westport 25. This expansion will create 250 new job opportunities.

AllianceTexas is also at the forefront of logistics innovation, with the AllianceTexas Mobility Innovation Zone (MIZ) bringing together visionaries in the field. European delivery operator Manna has announced its entry into the U.S. market at the MIZ, while Gatik, a leader in autonomous technology, continues to commercialize its autonomous technology on the platform.

Perot Field Fort Worth Alliance Airport (AFW), the world's first industrial airport, plays a vital role in the AllianceTexas development. AFW serves as the regional cargo hub for Amazon and FedEx and ranks among the top 20 U.S. cargo airports, moving 2.5 billion pounds of cargo. Alliance Aviation Services, the fixed-base operator (FBO) at AFW, was also ranked among the top 20 percent of service providers in the 2023 AIN FBO Survey.

AllianceTexas has had a significant impact on the local communities and economies. Geographically, the development encompasses nine municipalities, five independent school districts, and two counties. Since 1990, over $3.8 billion has been paid in property taxes to the cities and school districts in the area. In 2023 alone, AllianceTexas contributed nearly $344.6 million in property taxes to these local entities.

In addition to its industrial and aviation core, AllianceTexas offers a range of shopping, dining, medical, recreational, and entertainment options integrated into its diverse residential areas. Hillwood recently expanded its presence by acquiring a full city block in downtown Fort Worth, demonstrating its commitment to the city and marking its first investment in the downtown area.

As AllianceTexas enters its 35th year, it continues to be a driving force for economic growth in the region.
