What happened to the median home valuation price in Denton County in February 2025 compared to February 2024?

In February, the median sale price of a home in Denton County fell by $7,349 from the same period in the previous year, while total sales decreased by 87.9%, according to BlockShopper.com.

There were 91 homes sold in February, with a median sale price of $310,000 — a 2.3% decrease from the $317,349 median sale price during the same period of the previous year. In comparison, 755 homes were sold in Denton County in February 2024.

Based on the latest available data from 2021, the median sales tax in Denton County was $5,765, which stands at 1.9% of February's median home sale price.

The U.S. housing market has surged in recent years, with its total value approaching $50 trillion in 2024—nearly five times its value in 2000.

“The value of America’s housing market will likely cross the $50 trillion threshold in the next 12 months as there are not enough homes being listed to push prices down,” said Redfin Economics Research Lead Chen Zhao.
