City Council has given the green light for the rezoning of a property on North University Drive, which currently hosts the Spring Hill and Spring Glen Apartments in Council District 9. This decision, made on Tuesday, allows for continued multifamily use while also permitting office space. The development aims to enhance walkability along an urban street frontage.
The project will be spearheaded by Fort Worth Affordability Inc., which will maintain ownership of both parcels to provide affordable housing. Currently, there are 430 units on site, constructed in 1962, that are slated for demolition. Ojala Partners is tasked with developing the new structures, focusing on modern amenities and increased open space beyond what city zoning requires.
The redevelopment is planned in two phases: Phase 1 will break ground in 2026, followed by Phase 2 in 2029.
"Fort Worth Affordability Inc. will continue to own both parcels and provide affordable housing."
"Ojala Partners has committed to exceeding the City’s minimum open space requirements."
The initiative underscores a commitment to affordable housing and community-oriented design, aligning with city ordinances for public spaces.
